At Mallorca Homebase, each week is a fixed share of ownership. Once purchased, the weeks belong to you — and you can use them yourself, swap them, rent them out, or trade them on the marketplace.
Red Weeks (High Season): Weeks 24–39 → Peak summer (June, July, August & September). The most valuable weeks for both lifestyle and rentals.
Yellow Weeks (Mid Season): Weeks 12–23 + 40–45 + 51–52 → Spring, early summer, and late autumn. Strong balance of holiday use and rental demand.
Green Weeks (Low Season): Weeks 1–11 + 46–50 → Winter and early spring. Perfect for longer stays, digital nomads, or quieter holidays.

Yes. You own fixed calendar weeks that are yours every year — no rotation, no points system.
This means you decide exactly how to use them. If you want to increase or reduce the number of weeks you own, you can buy or sell on the Homebase marketplace.
You can also swap weeks directly with other owners.
Yes. Rental income goes directly to the owner of the weeks, minus a 15% rental management fee and a contribution to the property’s maintenance fund.
This ensures professional guest handling and that the home stays in excellent condition for all co-owners.
Only for short-term holiday rentals (days/weeks). Rentals of 30+ days are legal without a license.
Importantly, it’s not the individual owner who rents out — the Spanish S.L. company that owns the property handles all rentals. As a shareholder, you benefit from the income.
The company issues invoices to tenants, collects any tourist taxes, and ensures compliance with Spanish law.
Yes. Swaps are completely tax-free because no money changes hands between owners.
You only pay tourist taxes and direct costs such as cleaning or linen services. Swaps can even be arranged across borders with other Club Homebase destinations, giving you flexibility beyond Mallorca.
You’re never locked in. You can sell your weeks at any time through the Mallorca Homebase marketplace.
Existing co-owners have the first right of refusal, ensuring a fair and transparent process, while new buyers can easily enter the ownership structure.
Annual costs for management, insurance, utilities, and maintenance are divided fairly based on the number of weeks each owner holds.
A portion of rental fees is also allocated to the maintenance fund, helping reduce expenses for everyone and keeping the property in prime condition.
Each property is operated by Club Homebase and a trusted local property manager.
They handle cleaning, repairs, guest check-ins, and emergency services.
All owners receive clear updates, budgets, and financial reports to ensure full transparency.
With Mallorca Homebase you own real, fixed weeks in a Spanish S.L. company that owns the property.
Your shares are legally registered, tradeable, and protected by Spanish law.
This is true property co-ownership, not a timeshare usage right.
Each Mallorca Homebase property is classified on a 1–5 scale to show how much renovation, if any, is needed:
Key Ready – Move in immediately, no work required.
Light Refresh – Painting or new furniture only.
Moderate Upgrade – New bathrooms/kitchen plus painting.
Interior Remodel – Walls moved and full upgrade, no permit required.
Full Renovation – Complete remodel inside and outside, work permit required.
