What You Own
Each co-ownership property is held in a dedicated Spanish company (S.L.), named HOMEBASE #1, #2, #3, etc.
The company owns the home, and you own shares in that company — each share corresponds to a specific week of the year.
Each HOMEBASE has:
52 shares – one per week
52 voting rights – one per share
Real equity in a Spanish company (not a timeshare or leasehold)
One vote per share in the Owner Association
Inheritance-friendly structure – shares are transferable
Max 21 shares per owner (3 ownership packages)
Week Packages: Legal Ownership with Flexibility
We offer a legally compliant, lifestyle-flexible structure based on fixed week packages.
Each buyer chooses one, two or three of 7 pre-defined ownership packages — and may own multiple (up to 21 weeks total).
All-Year Model with 52 Weeks Sold
We divide the year into three simple seasons:
🔴 Red (High Season):
June to mid-September – 16 weeks
→ Week 24–39
🟨 Yellow (Mid Season):
Spring, Fall, and holiday peak – 20 weeks
→ Week 12–23, Week 40–45, Week 51–52
🟩 Green (Low Season):
Remainder of year – 16 weeks
→ Week 1–11 and Week 46–50
All buyers select:
2 or 3 consecutive Red Weeks
A block of 5 or 6 consecutive Yellow/Green Weeks
These blocks are pre-bundled to enable legal 30-day+ rentals.
Ownership Package Types
Each buyer selects 1 of 7 pre-configured ownership packages.
All packages include:
2 or 3 Red Weeks (High Season, perfect for vacation or rental)
5 or 6 Yellow/Green Weeks (Mid/Low Season, rental-eligible)
You own the exact weeks in your package, with full legal and usage rights.
Example: One buyer owns Weeks 28–29 (Red) + Weeks 40–44 (Mid/Low Season)
→ This qualifies for legal rental without tourist license (30+ days)
Booking, Swapping & Community
Each HOMEBASE includes a secure GDPR-compliant Owner Platform with:
Booking calendar
Week swap and rental coordination
Internal resale options
Chat, voice, video (for meetings, webinars, voting, etc.)
All owners are also part of the Palmallorca Community, unlocking:

Legal Rental Without License
Rental is legal in Spain if the stay exceeds 30 days.
That’s why every HOMEBASE includes 5+ consecutive Yellow/Green weeks.
Income is distributed as follows:
75% to the owner
15% to the rental agency
10% to HOMEBASE upkeep reserve
We handle legal guest registration, tourist tax, payouts, and accounting.
Flexibility After Purchase
After the initial round of week assignments:
Owners can swap usage rights with others
Sell weeks individually or as packages
List on our Secondary Marketplace
Reorganize ownership with full transparency in our cap table (via Ledgy)
Transparent Week-Based Pricing
For every €1M HOMEBASE property, pricing is calculated based on week type and season:
🔴 Red Week (High Season) = €30,000
🟨 Yellow Week (Mid Season) = €20,000
🟩 Green Week (Low Season) = €10,000
Each owner’s total package price depends on the exact combination of weeks:
Examples:
2 Red Weeks + 5 Green Weeks →
(€30,000 × 2) + (€10,000 × 5) = €110,000
3 Red Weeks + 6 Mixed Yellow/Green Weeks →
(€30,000 × 3) + [(e.g. 3 Yellow × €20,000) + (3 Green × €10,000)] = €150,000
This pricing model ensures fairness and transparency across all owners.
It also reflects true market value and seasonal demand — with flexibility for lifestyle-focused users or rental-oriented investors.
