Mallorca Homebase offers a new way to enjoy high-quality property on the island — without needing to buy the whole home. With our co-ownership model, you buy the weeks you want and share the home with like-minded co-owners, while we manage everything in the background.

You still own real estate — just more intelligently.

What You Actually Own

Each co-ownership home is held in a dedicated Spanish S.L. company, called HOMEBASE #1, #2, #3, etc.

That company owns the property and is divided into 52 equal shares — one per week.

As a co-owner, you enjoy:

  • Real shares in the S.L.not a usage license or timeshare
  • Voting rights in the owner group
  • Legal ownership protected by Spanish company law
  • Inheritance rights, with shares passed on like any other asset
  • A seat in the Owner Association, which handles bookings, upgrades, and decisions

How Booking Works

Each share represents one week per year. You can:

  • Own 1–12 weeks, depending on your needs
  • Book your preferred weeks up to 24 months in advance
  • Use your weeks, swap with other co-owners, or mark them for rental
  • Enjoy priority during your first year based on purchase timing

We use fair booking rules and rotation logic to ensure all co-owners enjoy high-season access over time.

What It Costs (and What’s Included)

The price per share includes:

  • Your ownership in the property
  • Furniture, renovations, legal setup, and transaction handling
  • A transparent, all-in cost structure managed by Mallorca Homebase

After purchase, you contribute to an annual operating budget, which covers:

  • Property management
  • Maintenance and repairs
  • Insurance and cleaning
  • Community costs and reserves

What If You Want to Sell?

You can resell your shares at any time via our platform’s secondary market.

Mallorca Homebase will support the resale process and ensure that:

  • Buyer approval is handled by the owner group
  • Pricing and handover are managed fairly
  • You’re not stuck — and can exit when your lifestyle changes

Legal, Tax & Security

We work with trusted lawyers, tax advisors, and notaries in Mallorca to ensure:

  • A fully legal structure that protects co-owners
  • Easy ownership transfer, even across borders
  • Clear handling of tax responsibilities (corporate and personal)
  • Inheritance-ready shares — with no extra complications

Daily Operations & Owner Ecosystem

Each home is managed by Mallorca Homebase, covering:

  • Cleaning & guest preparation
  • Maintenance & emergency response
  • Owner coordination and communications
  • Service provider selection and budget planning
  • Registration of all guests in accordance with Spanish law
  • Handling of tourist tax when weeks are marked for rental

The Owner Association has a say in all upgrades, budgets, and shared decisions.
