Booking, Usage & Flexibility – All in One Transparent Platform

At Mallorca Homebase, every share equals one week and full ownership rights. That means no reservation lottery or vague availability. You own your weeks — and decide how to use them.

Fixed Ownership — No Booking Competition

Each HOMEBASE property is owned by a dedicated Spanish S.L. company, divided into 52 equal shares — one for each calendar week.

Each share:

  • Represents legal ownership of one specific week
  • Includes 1 vote in the Owner Association
  • Can be used, swapped, rented out, or resold — all transparently via the platform

Owner-Controlled Calendar

The Mallorca Homebase platform gives you full control:

  • All weeks are pre-assigned to owners upon purchase
  • Default status is Private Use
  • Owners can update week status to:
    • Rent Out
    • Swap with Other Owners
    • Resell via Marketplace

Rental-Ready? Just Mark It

If you hold 5 or more connected mid/low-season weeks (Yellow or Green), you can simply mark your block for rental.

Once marked:

  • The block is listed on the Mallorca Homebase Rental Portal
  • The rental partner manages legal guest registration, ID, cleaning, and taxes
  • Net income is credited to your owner account inside the HOMEBASE company

No tourist license is required, as Spanish law allows rentals of 30+ days without a license.

Owning Less Than 5 Connected Weeks?

No problem. You can still mark your Yellow or Green weeks for rental.

  • The platform will automatically pool your weeks with others to create legal 30+ day rental blocks
  • If a renter books the combined block, the income is shared fairly between involved owners

This makes even smaller owners eligible for passive income, with zero hassle.

Properties With Short-Term Rental Licenses

If a HOMEBASE property has a registered tourist rental license, then Red, Yellow, and Green weeks can all be rented out freely, including shorter stays.

  • These homes follow separate rules and pricing logic
  • Owners can list individual weeks or shorter periods
  • Revenue rules and legal compliance are handled by our licensed rental partner

Swap Weeks with Other Owners

Want different dates next year?

  • Simply mark weeks as “SWAP”
  • The system will match your availability with other owners’ preferences
  • No fees, no tax, no paperwork — just smart sharing

You’ll enjoy greater freedom to align your time in Mallorca with your personal calendar.

After the Initial Round: Total Flexibility

Once all weeks are sold:

  • Owners can freely use, rent out, swap, or resell their weeks
  • All shares and week rights remain visible in the platform
  • Resales are possible via our Secondary Marketplace, with full visibility and legal control

This ensures that ownership remains flexible, liquid, and life-adaptable — even years after your purchase.
