In co-ownership, booking fairness is essential — especially when multiple families share a dream home. At Mallorca Homebase, we’ve designed a clear and flexible system to help owners enjoy their time, plan ahead, and avoid conflicts.

Every co-owner has access to the home 1 week per share, per year. Whether you own 1 week or 12, you’ll always have full visibility and a fair system for choosing your weeks.

Key Booking Rules

Here’s how our booking system works across all Mallorca Homebase properties:

1. 52 Shares = 52 Weeks

Each property is divided into 52 shares, and each share gives you 1 week of exclusive use per year.

2. Book Up to 24 Months Ahead

Owners can reserve their weeks up to 2 years in advance via a user-friendly calendar. The earlier you book, the better your choice — but all owners are treated equally under the rules.

3. Fair Rotation of High Season Access

Mallorca summers are in high demand. That’s why we apply a rotation system so everyone gets fair access to:

  • Red (High Season) – July & August: only 1 week per share, rotated annually
  • Yellow (Mid Season) – June & September: up to 2 consecutive weeks
  • Green (Low Season) – all other months: up to 4 consecutive weeks, with flexible use

4. Example: Own 6 Shares?

With 6 shares (equivalent to 6 weeks per year), you can reserve:

  • 1 week in Red (High Season) – July or August
  • 2 weeks in Yellow (Mid Season) – June and/or September
  • 3 weeks in Green (Low Season) – any other time of year, with the option for longer stays or flexible trips

This gives you a great mix of peak season family time, shoulder season relaxation, and off-season escapes — all fairly distributed.

Week Swaps & Rentals

You’re never locked into your original plan.

  • Swap weeks with other owners inside your Homebase
  • Offer unused weeks for rental, which we can help manage
  • Pool weeks with family or friends (within the ownership group)

Transparent & Owner-Led

The Owner Association for each home can vote to adjust the rules over time. For example, they may:

  • Add blackout dates for renovations
  • Modify high-season limits
  • Approve shared bookings between co-owners

Mallorca Homebase handles rule implementation and communication — but the owner group has the final say.
