Let me explain how it works, clearly and simply.
What Is Co-Ownership?
At Mallorca Homebase, we help match real buyer demand with the right properties. Buyers share their preferences with us via our Your Dream Form.
When enough like-minded buyers are matched, we acquire a suitable property and place it in a newly formed Spanish company (S.L.), created specifically for co-ownership.
Each home is divided into 52 shares — one for each week of the year.
Buyers purchase 7 to 9 weeks per year, and every share is a real legal asset with ownership, usage rights, and resale options.
Why Seasonal Pricing?
Like hotels, car rentals, and flights, Mallorca’s seasons affect the value of each week.
We use a simple 3-season system:
Fair & Transparent Buying Rules
To keep it balanced and efficient, we’ve set clear rules for co-ownership purchases:
- Each buyer selects 7 to 9 weeks total
- 2 to 3 of those weeks must be in High Season
- When all 13 High Season weeks are sold, all 52 shares will be sold
This ensures fairness, full-year usage, and faster closing for each co-owned home.
What You Actually Own
- Each home is owned via a dedicated Spanish S.L. (e.g. Homebase #1, #2…)
- You own real equity shares — with voting rights, inheritance rights, and legal clarity
- An Owner Association manages bookings, budgets, upgrades, and house rules
- Mallorca Homebase handles legal, admin, tax setup, maintenance, and support
- Shares can be resold via Club Homebase, our internal resale and swap platform
Pricing Example
A 7-week bundle could include:
- 2 weeks in High Season (€60,000)
- 2 weeks in Mid Season (€40,000)
- 3 weeks in Low Season (€30,000)
Total package: €130,000 — including all legal, furnishing, and setup costs.
Some bundles start from €99,000, depending on season mix and location.
