A Mallorca home after an upgrade
Upgrade your property

Upgrade first, then sell or let

The gap between a home as it stands and a home that is ready is often worth more than the work costs. We appraise it, plan it, find the capital and run it, priced the way a lender would price it.

How it works

Six steps from potential to exit

01

Find the gap

What the home is worth as it stands, and what it is worth finished. If the gap does not cover the work with a margin, we say so.

02

Appraise it properly

Costs, permits, time, a buffer and the value at the end, the way a lender reads a project.

03

Plans and permits

Drawings and permits with our architect, priced before a wall comes down.

04

The capital

Your own money, Homebase Finance, or partner capital repaid from the uplift.

05

One team runs it

One project lead, a fixed scope, weekly photos and the budget in writing.

06

Sell, share or let

The exit you chose at the start: a sale, co-ownership or rental.

Terms we use

The same language as your lender

GDV, gross development value. What the finished home sells for.
TDC, total development cost. Everything spent to get there, finance included.
Profit on cost. Profit divided by TDC. Fifteen to twenty percent is the usual floor.
Peak equity. The most money out at any one time.
Yield on cost. What the finished home earns in rent on what it cost.
Break-even price. The sale price at which everyone is repaid and nothing is left.
