Our services
What we do, what it costs, and what it commits you to
Homebase works for owners and buyers of second homes in Mallorca. Below is every service we offer, why it exists and how it is paid for. Nothing is bundled, and nothing is hidden until the end.

Seller services
For owners who want to sell
A home listed with six agencies has no owner of its story, so nobody invests in telling it. Months pass, the price comes down, and the only thing that changed is that everyone lost. Every service below exists to break that pattern.
Step one
Valuation and readiness review
We establish what the home is, what it needs and what it would realistically net after commission, plusvalía, the gain and the retention.
Fixed fee, quoted first
Step two
Preparing the home
Condition, paperwork, permits and licences resolved before the first viewing.
Fixed fee, or folded into the mandate
Step three
Master Agent mandate
You appoint us to run it.
Success fee at completion
Step four
Finishing the home
Taken from as it stands to move-in-ready before or alongside the sale, so a second kind of buyer can say yes. Paid by you or a completion partner — never hidden in the price.
Project fee, quoted first
Reach
Selected channels and the agent network
Our own channel, a network of agents where the buyers actually live, and paid placement in front of buyers abroad.
Included in the mandate
When needed
Specialist work
Clearance and storage, a technical and legal survey, an independent valuation, regularisation and permits — done before the home goes to market, so a buyer finds nothing to discount.
Fixed fee, quoted first — paid to the specialist
The survey, the valuation and any regularisation are carried out by the specialists in the Homebase network under their own name, and they invoice you directly. We coordinate; we do not mark their work up.
Buyer services
For people buying here
You are buying in a market you do not live in, in a language you may not speak, under a legal system you did not grow up with. The work is to remove the guessing, not to add enthusiasm.
Finding it
Search and shortlist
We work from what you are actually trying to do rather than a portal filter, and bring homes that fit — including ones not publicly listed.
No charge to the buyer
Checking it
Due diligence coordination
We put you with a lawyer who acts only for you, and we run the process around them: registry, licences, debts, community minutes, the survey.
Your lawyer bills you directly
Choosing
As it stands, or finished
Every home is priced as it stands and as it would be finished, so you decide how much of the work you want to take on.
No charge to the buyer
Moving in
Move-in-ready delivery
Furnishing, works, licences and the practical set-up handled before the keys, so the home works from the first day.
Fixed fee or project fee
Paying for it
Finance
Introductions to bridge and completion finance through advisors who work with foreign buyers in Spain every week.
Advisor bills you directly
From abroad
Buying without being here
NIE, power of attorney, viewings on film, and a lead agent on the ground who is the same person from first question to keys.

Owner services
After the keys
This is where most of the island stops and where the actual work starts. A second home is used a few weeks a year and stands empty for the rest. Left alone it does not hold still — it gets worse, and it loses value.
Ongoing
Property and ownership management
Maintenance, gardens, pool, suppliers, inspections, insurance, the annual filings and the paperwork that comes with owning in Spain.
Monthly fee
Ongoing
Rental and guest management
Listing, pricing, bookings, guests, cleaning, the tourist tax and the reporting — run through Homebase Booking.
Share of rental income
Project
Renovation and upgrade
From a refresh to a full renovation: plans, permits, contractors, budget and site management, with the owner approving at the points that matter and nothing else.
Project fee
Ongoing
Keys and arrivals
Arrivals, departures, keyholding and guests of the owner, handled so the home is ready whenever you come.
Included in management
Later
Selling on
When the time comes to sell, the file is already built and current, so the home can go to market in days.
Success fee at completion
Ongoing
Reporting for owners
What the home earned, what it cost, what was done to it and what is coming — on a fixed rhythm, in writing, without having to request it.

How we are paid
Four ways, and we say which one before we start
Most of this island is paid only when a sale happens, which quietly decides whose advice you get. We use four models, and the one that applies to your job is agreed in writing before any work begins.
No charge
The first conversation, and a view on whether the home suits what we do. If it does not, we will say so and that is the end of it.
Fixed fee
Work with a defined start and finish — a valuation and readiness review, preparing a home, a clearance. Quoted before we begin, invoiced on delivery, and it stands whether or not a sale follows.
Success fee
Paid out of the proceeds when a sale completes, at the rate set in the mandate. On Mallorca the market runs 4–6%, with 5% the usual starting point. Nothing is due if nothing sells.
Monthly or share of income
Ongoing management and rental. A fixed monthly fee for looking after the home, a share of income where we are letting it. Cancellable on notice.
Third parties bill you directly and we do not mark them up: your lawyer, your tax advisor, the architect, the finance advisor. Where we introduce them, you know who they are and what they charge before they start.
The agreements
Two documents, and neither of them traps you
Owners are right to be careful about what they sign. So the first document commits you to nothing at all, and the second one has an end date written into it.
First
The Gentleman’s Agreement
A statement of intent, in plain language, that we will explore a sale together. No cost to you, no exclusivity, no obligation on either side to proceed. It sets out what we intend to do, an indicative value for planning, and the two ways the home could be sold — as it stands, or finished.
Non-binding · no cost
Then, only if you want to
The Conditional Purchase Agreement
This is the one with terms. An agreed price, exclusivity for a defined period, the commission, the ownership structure, and the conditions that have to be met before anything completes — due diligence done and the agreed plan in place.
Binding · time-limited · expires on its own
We are happy to send a specimen of either document, with the commercial terms removed, before you commit to anything. Ask, and it comes by email the same day.
For partners
Agents, and the specialists around a home
Homebase is the agents, architects, builders, property managers, lawyers and finance people who already do this work here — and the systems that let us work as one.
Agents and agencies
Two ways to work with us: inside the model as an Agent Partner, or under your own brand as a Collaboration Partner. Your name on every listing you bring, and the economics set out in the open.

Lawyers, tax advisors and specialists
Every buyer here is a Spanish transaction and a home-country tax position at the same time. We are looking for advisors who know Spain and one other country properly. You appear under your own name and bill your client directly.
